I bought 145 acres on the trans canada hwy for $20,000 cdn (about $13,000 US) about 25 km from my house. Lots of land up here is cut for timber and then sold cheap. Lots of moose and deer feeding on the new growth.

here in kansas, rural land goes for $400 to $600 an acre. no utilities, no riverfront or lakes, no asphalt highway just dirt/gravel roads, no neighbors. most parcels are 10+ acres, up to several thousand.

In the UP of MI the land is anywhere from $30,000 to $50,000 for a 40, with a bit of a discount for per acre above 100+ acres. In the area of WI we are leasing, it is about the same, if not slightly higher.
Around here an 80 used to be about $10,000 10 years ago, it is now about $80,000.
Buy land while you can, they don't make it any more! If land was as cheap as your getting it for, I'd have about 600 acres right now, instead of 130. Buy, Buy, Buy!

swampThing; you're trying to make me salivate about the deer on Manitoulin. It's great up there but I need something I can drive to in a couple of hours every weekend.
borealboy; your area is great, I spent a summer in the bush near Minaki. My daughter goes to Lakehead and it takes me about 17 hrs to drive to Thunder Bay. At this time of the year I'd rather go 17 hr in the other direction and be in Florida.

I know what you mean! It takes us 10 hours in good weather to get there. But for a weeklong gunhunt, it is worth every second on the road! Im shocked im having such a hard time getting a group of guys together who are willing to go up there!

Here in rural SW/S. central Ohio rough hunting land goes for $1000-1500/Ac. Better stuff, but still wild, with a good road, mature hardwoods and a good stream may go as high as $3000/ac. Once you get into zoned areas the price really flares. Open farmland or recently clearcut can be had for <$1000/Ac if you buy over 100 Ac. Over the past 20 yrs the increase has only been about 6% which is not too bad. I own 20 Ac. and have loved every minute on it -- I only wish I could afford another 40-60 adjacent acres...

in arkansas it veries also. $500 cleared no timber. land with timber is usually value based on market value of timber on it. i know a 80 acre tract that sold for 130,000. it had a good timber. i know one man with a 300 acre tract that said someone offered him 2.5 million with lots of good timber. just today i was told of a 40 acre tract on a river that was auctioned for 140,000. depends.

Around the Bay. Had some friends who tried the u.s. route a couple years ago in the summer, it took them 12+hrs. I could imagine with the border's the way they are now, it would approach 14.

I found the Michigan route quicker when I drove my daughter to Thunder Bay but you would have to go east past the Soo. From some of the prices people are listing (US dollars)I think we've got a bargain.
