40 acres baby!

40 acres baby!
Ok, so. I found 40 wooded acres for sale for the price of $17,000...in other words dirt cheap and in my budget. I've contacted the land owner and am going out tomorrow to check out the land. The one minor set back is that it is landlocked by private land and i would need to secure permission to cross certain boundaries to get to the land.
i do have a question though. 40 acres will suffice for whitetail/small game/varmit hunting right? Is it large enough to be doing drives and to be getting in and out of stands and walking back to the camper without disturbing deer, or are they going to hear you from across the property? thanks guys! im veryinterested in this and i think it might just work out!

Well the 40 acres should be plently, I would make sure you walk it before you buy it to check for sign.
As for the access, I do not know what property rights are like in the US, but in Canada our property rights are very similar, and it does not matter if you are land locked by other private owners, it is required that one right you the right of way for vehicular access.
Of course, check at your local planning department, but it really shouldnt be an issue.

I have seen more deer this year than I ever have in a given season and all were on a 17ac. tract of land.
As for running dogs. NO. I dog hunted for most part of my life and if you try to run dogs on just 40ac, you will end up running the other land around you and will more than likely cause problems.
I have nothing against dog hunting, in fact, I love it. Just answering your question.
I think some states also require a certain amount of land to run dogs now. You need to call a local warden and ask him. Other than that, go for it.

I am not sure about your state but here in NY there is no such thing as "land locked property"... If you own 40 acres and it is bordered by someone elses property on the road they have to legally give you a right of way for ingress and egress to your land.. I have learned alot about this over the past 2 months. We just bought some property in NY and have a camp with a right of way in the Catskills..
40 acres for 17,000 is dirt cheap and I don't blame you for wanting to buy it

Congrats on having a shot at a darn good deal. That's about what the price of woods in southern Illinois used to be before things got crazy.
I think that all of the hunting you described can be done on 40 acres. I only own 19, but can squirrel hunt all morning and only cover a small portion of it. Ditto for deer and turkey. By "driving," I assume that you mean using several people to push game a particular direction, or do you mean using dogs. As another poster indicated, the latter would cause problems. The former would be effective, if its legal in your area.
Dunno how things are in your state, but I believe that people would be required by law to give you at least one easement route on to the property, although that can get sticky if people want to be jerks. That is an issue to get clarified very quickly, especially if you plan to haul a camper back there. On that note, I don't think haveing a camp in one corner of the property would effect the hunting on much of it. On my little piece of land, I can run a chain saw all morning, then take a hike and jump deer that were bedding down 200 yards from where I was working.
