Good luck my friend. There is no hunting land in MI going for that.

Flat farm land (with a good soil test) won't go for that in NE Indiana. Sorry.

never say never my friends. Agricultural land in my part of Illinois is supposed to be 3K to 3.5K. But a 40 acre tract near my parents place, that includes several acres of woods that are great for deer, just went for 2600 an acre. If you look hard, especially off the beaten track, and have the cash on hand to make an immedate offer, you may get what you want.

Land prices are out of whack right now. We're seeing a HUGE spike in land value "out in the boonies" b/c everyone wants to get away from the city. "Outskirts" often times are annexed into the boardering city, so "middle ground" is actually losing value (which was the total opposite of the past 25 years).

I used to work for the county land surveyors office part time in High School. It wasn't uncommon for local farm land to go for 8k/acre...or the same piece of land for residential use nearly 4x that. Absolutely insane. Other than a little clay, land around here has a great PH balance.
