Just locked up about 26 acres on the side of my family property for about $1000 an acre when it's all said and done. This ishill top pasture with views for miles and miles.

I just saw 100 acres of crp here go for $2000 an acre. I talked to an appraiser the other day and he told me recreational land is getting to be worth far more than tillable land. Like someone else said, the best way to buy land is to leave the real estate agents out of it, just drive around until you find a piece of land you like, find out who owns it and offer some cash to the farmer who owns it, if it's not tillable chances are you'll get it for a decent price.

2000 an acre wouldn't be so bad.. Around here you are seeing small lots go for 5-10k with general farm ground going for 4-5k...It isn't the realotrs that are driving the prices up, is it simple demand, more people want to buy than sell right now.

couple of things.....
1) Why the bad taste RE: realtors? Realtors don't set the price of land. The market does. If you think that land is too high......it's that high because someone's willing to pay a premium for it.
2) location, location, location. We have land here that would go for $1M/Acre (commercial). We have land here in NC for < $1K/Acre. It all depends on where it is.

In Madison county IL you can get some used up farm field for a bout 15,000 an acre. Or you can get a small valleys worth of woods for a about 10- 15,000 and acre. Yeah if frikin sucks :{

The question is about hunting land, not million dollar commercial/residential lots.
hunting land about2 hours NWof the twin cities runs about 2-3K, sometimes less if you'll take in some wetland. If you go up to Grand Rapids/Hibbing (3+ hours north) you can find it in the neighborhood of 1k. It's tough. I want hunting land more then anything and I just can't get myself to spend that kind of dough. I also don't want a 3 hour drive. I guess it's hunting the inlaws and public land for me....

$3,000 to $3500 an acre seems to be the norm for prime hunting land here in west central IL. I wishI would have bought some 5 yrs. ago at $1,800 an acre-----hind sight is 20/20.
